Planning Update for the Co-operative Store, Radstock

Bath & North East Somerset Planner’s gave the green light on the multi-million pound redevelopment of the Radco site back in 2019. The Radco Superstore closed its doors on 22nd August 2020, since then, you may be wondering what’s happening with the site & when demolishing will start. The COVID pandemic has meant that procedures have been delayed- we would like to take this opportunity to share the full update, please see below:

1. The discharge of pre-commencement conditions is progressing. All conditions need to be discharged before demolition can commence. The majority of pre-commencement conditions (2, 5, 11, 13 , 16, 17 and 18) of application 18/05623/OUT were discharged the 20th of October 2021 (ref:21/04013/COND).

2. There are three conditions remaining that need to be discharged before demolition can commence and an application for these conditions was submitted in November 2021. This comprised of discharge of conditions: 7 ‘Phasing plan’, and; 24 ‘Fire hydrant details’, and partial discharge of condition: 21 ‘Phase 1 Detailed drainage strategy’. The application was submitted to, and validated by, BANES on the 24th of November 2021 (ref:21/05254/COND).

3. Due to the late receival of consultation from statutory consultees (‘Highways’ published 13/01/2022 and ‘Drainage and Flooding’ published 21/12/2022) an extension of time request was made to BANES. The extension of time was requested to satisfy consultee request for the submission of further supporting information. This has been granted and therefore the target determination for discharge of conditions application 21/05254/COND is 19th of March 2022.

4. The conditions to be discharged as part of this application are the last outstanding pre commencement conditions. A partial discharge of condition: 21 ‘Phase 1 detailed drainage strategy’ is requested as to allow for the commencement of demolition to begin, with a subsequent full discharge of the condition required at the detailed design stage of the application.

5. Other matters to satisfy ahead of demolition relate to the requirements of the S106, including implementation of a recruitment and training strategy. It is hoped that demolition will be able to take place from April 2022.
